1. Website use
This site describes rooms, rates, and amenities operated by New Leaf Properties. Pricing is indicative; specific properties, dates, and promotional rates may vary. You may not scrape, mirror, or redistribute this site's content for commercial purposes without written permission.
2. Reservations and rental agreement
A reservation becomes a contract when both sides confirm it — by phone, waitlist match, or at check-in. At check-in you sign a rental agreement that supplements these online terms. In any conflict, the signed paper agreement controls.
3. Identification and age
Every registered guest must present valid government-issued photo ID at check-in. Guests must be at least 18 years old. Guests under 18 must be accompanied by a parent or legal guardian who is a registered occupant.
4. Payment
Full payment is due at check-in for the first rental period. Weekly extensions are paid in advance. Accepted: cash, Visa, Mastercard, American Express, Discover.
5. Rental period and status
Rentals under 30 continuous days at a single property are transient lodging under Idaho Code — the guest is not a tenant, and the rental is not a residential tenancy. Rentals of 30 continuous days or more may create a tenancy relationship in which case the Idaho Residential Landlord–Tenant Act applies.
6. House rules
Full rules at /house-rules.html. Summary: no smoking inside rooms, 10:00 pm to 7:00 am quiet hours, pets welcome at select properties with approval, registered guests only overnight.
7. Cancellation and refund
See /refund-cancellation.html. Summary: >48 hours before arrival is fully refundable; within 48 hours the first night is non-refundable; no-shows forfeit the first night.
8. Damage and loss
The registered guest is financially responsible for damage beyond ordinary wear, missing room contents, and cleaning beyond standard turnover. Charges may be applied to the card on file.
9. Innkeeper's lien notice (Idaho)
Per Idaho Code §55-701 through §55-720, New Leaf Properties is entitled to a lien on the personal property of any guest for unpaid room charges. Property left more than 30 days after a rental ends may be disposed of as permitted by statute.
10. Eviction
A rental may be terminated without refund for conduct that violates these terms, violates house rules, disturbs other guests, damages property, or violates law. Transient guests under 30 days can be required to vacate without unlawful-detainer process per Idaho innkeeper law.
11. Liability
New Leaf Properties is not liable for personal injury, loss, theft, or damage except to the extent required by Idaho law. Maximum recoverable is limited per Idaho Code §55-707 unless funds or valuables are deposited with the front desk.
12. No Warranty
This website and its contents are provided as is and without warranty of any kind. Rates, availability, photographs and descriptions are published in good faith and can change. Nothing on this site is a binding offer until we have confirmed a reservation with you.
13. Messages and Photos You Send Us
There is no account to create here and nothing to post publicly, so the only user content you send us is what goes into a form or an email, including any photo of a maintenance issue.
It stays yours. By sending it you grant us a limited, non-exclusive licence to use it for one purpose only: answering you and resolving what you contacted us about. We will not publish a photo you sent us anywhere public without asking you first and receiving your agreement.
14. Indemnification
You agree to indemnify New Leaf Properties against claims arising from your use of a room or the property in a way these terms or the house rules do not permit, from damage caused by you or your guests, or from information you gave us that was not accurate.
15. Dispute Resolution
Tell us first. Most problems at a motel are things the people who run it can put right the same day, and we would rather do that than argue about it. Call (208) 733-2010 or email newleafmotels@gmail.com.
These terms are governed by the laws of the State of Idaho. If talking to us genuinely does not resolve it, you are not being pushed into private arbitration and you are not giving up your right to bring a claim. Idaho small claims court exists for disputes this size, it is inexpensive, and neither of us needs a lawyer to use it.

18. Governing law
These terms are governed by the laws of Idaho. Disputes shall be brought in the courts of Twin Falls County, Idaho. Consumers retain all non-waivable rights under applicable law.
